When user opens associated view the list data is blank, but she can still click on records and get into them - she just can't see what she is clicking on before she opens it... It also shows the number of records listed. System Admin user can see the view correctly..

Are you sure those column in associated views having data? It might be happen those column value is blank.
Try to create a new record with those associated view attributes value and see whether the record is displaying or not.
It’s very unusual. Verify if it’s user specific, browser specific, machine specific issue?
Check the browser zoom settings, login to her browser with different user login & see.
Ask her to login in your machine & see. Give a different security role & check.
Check with other user exactly like her persona & try to replicate.
Inspect in browser developer toolbar for data rows, cells to confirm.
