You can control it by security roles. You can either give user level read and update permission so that only the owner can see and update the record. Or give user level update permission which will ensure only owner can update the record but others can see it.

as per wht i presume, give user level rights on the entity. So that only record owner will be able to see and edit it.

can you elaborate more on the scenario you want to be handled.

Multiple users will have the rights to modify a entity like lead or opportunity. How to prevent two or more people (having rights to modify a entity) from working on the same form at the same time for a particular record ?

Create a custom button on the form and name it as "Lock record for Edit". On click of that record you can set the value of a field, may be a user lookup for example. Set the logged in user's lookup there. Now run a plugin on update of the record, in that plugin check if the user available in context is the same user in the lookup field or not. If not, show error message that a user is working on the record. If same, allow the update. Provide another button to unlock or when user navigates away from the form, remove the value from the lookup field so that its available for other users to update.
