Match records based on fields

Hi,

We are looking at implementing a system into our CRM that will match two separate records together based on the fields that have been populated. Ideally it would work in a similar way to a filtered search. E.g. if you search for trainers you will be able to select a certain colour, which will then only return trainers in that particular colour.

We are a property company that buys and then sells properties. We have lists of buyers who tell us the type of properties they are looking for. E.g. London, two bedrooms, living room, two bathrooms and driveway parking. When we save this buyer we want a list of potential properties that matches this criteria. I understand we would be able to use advanced find to bring up these results but I was hoping there would be a workflow of some kind that would send an email when a buyers spec matches the properties we have available.

This is still very much in the brainstorming phase so I was wondering if anyone had any advice or suggestions they could give me? Maybe there is a plugin that someone is using or a workflow that somebody has already set up.
