Preventative maintenance solution for GP

I have a client looking for a reboust but easy to use preventative maintenance solution that will integrate with GP. We have already reviewed GP's Service Series, and it appears to be overkill. The client is runs multiple for profit colleges and needs a solution that can assist them with the maintenance of the campus (buildings, lighting, etc.). They need it to tightly integrate with the Fixed Asset solution (something that the GP product did not provide). Also would like to be able to use in a Windows Mobile device.

 Any suggestions would be appreciated.

    Wenn Soft has been doing this for many years but some users do describle it as being "heavy"

    You could also look at MS CRM service management but that that may be too light...as it lack accounting features.
