The ax 2012 demo licence on partner source is outdated and expired on 31/12/2019. How do i get the latest licence?

Can you try following the instructions mentioned there.
If you don't succeed getting a hold on a new demo license based on those instructions, open a new support case with MS.

Yes, you cannot generate new demo license in partner source site, please open support ticket under your valid support plan, Microsoft support engineer will delivery new license to you.
