What is the difference between Microsoft D365 Core Finance and Operation (MB-300) and Microsoft D365 Finance (MB-310) andM D365 Finance and Operation Apps Developer (MB-500) ?
Are they useful? And how do we prepare for them?

They are different career directions, you can choose one certification to pass. Or you can pass both if you have enough energy and enthusiasm.

MB-300 is indeed a prerequisite for the other exams.
You may take the exams MB-300 +310 in any order. Once you have completed the requirements for “Microsoft Certified: Dynamics 365 for Finance and Operations, Financials Functional Consultant Associate”.
MB-500 exam measures your ability to accomplish the following technical tasks: plan architecture and solution design; apply developer tools; design and develop AOT elements; develop and test code; implement reporting; integrate and manage data solutions; and implement security and optimize performance.
If you have MB-300 + MB-500 then you will get the " Finance and Operations Apps Developer Associate"
