What i want to do is to have my customer give me
10% of the $ of the order at the confirmation of the order term of payment (NET)
70% at the delivery of the equipment term of payment net(45)
and 20% when the deal will be completed term of payment(NET)
I was looking at the payment schedule but it is more for a specific date range.
Let me know if you have any idea

What you describe sounds very much related to a construction related way of handling payments. Is this the case? In other words, is this a project / construction related PO?
If so, then you can make use of the project on-account functionalities and create invoices as the deal progresses.
In case that you need this for a purchase order then you can make use of the standard prepayment functionalities where you create a prepayment invoice for 10% of the money before shipping things. 70% at the time of shipment and then the rest.
