Wish your doing fine.
PA only fits if you're doing land development, cannot handle the other activities which are mandatory in in real state business.
Otherwise it will require a lot of workarounds to fit also consider the customization based on the requirements.
Yes and No is the answer. Its a huge subject
Selling and marketing property, to a multiple prospects with different criteria, maybe via web portal
Leasing may be office, retail, government, warehouse or factory, or residential
You have to deal with developers, owners, landlords and tenants
You may have to deal with space management?
With utilities billing and common area charges?
What gets billed to a landlord or owner and what to a tenant? revenue recognition?
Common area charges?
You will need a property master
To do a customer take on process
To do facility management
Define multiple leasing and payment options
and much more: deposits, grace periods, contracts, .......
Take a look at some commercial solutions like Yardi for an idea of what is involved.
There adds on for both Ax and CRM.
The project module can be part of a solution, but is far from complete.
I have worked on ISV solutions of property management in past.
Property management systems can be divided into two categories as following
1) Rental
2) Selling and purchase such as property mortgage
Both can have totally different solutions. Which category you are dealing with?

In general the project management module can be used for many kind of business even for companies operating in the real estate business.
There might be some specific requirements that might require some adjustments or even the use of an ISV solution. As you have not provided any additional information I cannot see any missing feature.
The project type that you need to use depends on the contract that you have. That is, whether you have a fixed price agreement with the customer or whether you bill him based on the actual expense/effort.
